My website philosophy is simple. Websites are marketing tools to generate, convert or filter leads. Every other function that you may think or the competition will try to sell you on is a waste of time, energy, and a distraction from the end game.
Look, Listen, Feel, and Understand this: You want the motivated seller to fill out the form so you can buy their house. That’s it, game over.
Marketing is the only reason successful companies are successful; every other function supports the marketing plan to get the consumer to consume.
Generate Leads- By having your website pop up on search engines for sellers in your area.
Convert Leads- By advertising your website so people remember your name and go there at their convenience to fill out the motivated seller form. The real estate investor website also allows the motivated seller the ability to fill out the form in a non-confrontational way. The web may also be their preferred communication outlet. All of these facets merely allow the seller to convert from a suspect to a prospect 24/7.
Filter Leads- Filtering allows you the buyer to analyze and research the lead prior to talking to the seller if you decide it’s even worth your time to pursue the seller.
Every other function of the real estate investors’ website is a waste of space. The problem is that while most of the competition uses this space to convince you to buy their product, it confuses and dazzles your motivated seller so much that they forget to or just get frustrated and leave your fancy site without filling out the seller questionnaire.
