Real Estate Investor Website Myth #1

Your real estate investing website needs free reports to convince the motivated seller to fill out your questionnaire.

When I first started investing in real estate, I thought reports were a great idea to convince a motivated seller that they needed to sell to you.  But then I realized that if a seller needs to read why they should to sell then by definition they aren't motivated.  The main reason most reports exist is to convince novice investors that there are actually motivated sellers out there that will sell to you at a steep discount.  If you don't believe me ask the pros that are buying 2-5 houses a month to see their reports for motivated sellers.   I promise you they won't even know what you are talking about.

Now that doesn't mean that reports don't have there place in marketing, because they do; and they can be a powerful marketing strategy.  The marketing tactic is called "two step marketing."  Two step marketing is great for businesses where you need to differentiate yourself in the marketplace, for example a carpet cleaner would want to explain why their chemicals are superior to the competition. As a real estate investor your most important differentiation is to prove you are a serious buyer with the means to close.

Two step marketing is also great for building a database of potential customers, so you may eventually see me come up with a free report called "Real Estate Investor Websites Myths."  This report will help me differentiate our investing website in the marketplace and build a database of potential real estate investors interested in a website.  Most investors will delay their decision to pursue this business (to their detriment) so having a database to market to will be of value.

The other problem with reports is it distracts truly motivated sellers. 
Most visitors coming to your site will be people looking to sell their house or they would have never found you.  If you make a report available, you are giving them another reason to postpone filling out your questionnaire as well as giving them hope there is another solution other than selling their house.  Not only that but if they are like me they will print out the report, leave your site, and go watch tv thinking that they'll read the report later.

Eventually I got around to reading the reports I printed out from all those other real estate investing web sites, and I discovered another tragic flaw to those reports.  Not only do they talk down to the seller they also assume too much about the sellers reasons for selling that the reports may actually convince the motivated seller you are not even interested in buying their house.  I can't tell how many times motivated sellers will tell me they almost didn't call me because they didn't think that we bought their type of house from people like themselves. 

You see you want all of the motivated sellers filling out your form.

Why give them a website and report of full reasons of why they aren't like other motivated sellers?

In other words when a motivated seller comes to your website, why have a bunch of information that tells them you only buy from people in foreclosure, in need of repairs, back against the wall, etc; my experience tells me that most people even in dire situations don't want to feel like they are dealing with someone that only buys from desperate sellers. 

Motivated sellers know why they want to sell their house, so buy it from them
Real estate investor websites that tell them why they are selling actually discourages results.
